Take the Long Island Expressway (Route 495) to Exit 70. Turn right off the exit ramp onto Manorville Rd. and continue south to Route 27 East (Sunrise Hwy). Follow the highway east past the villages of Westhampton, Quogue and Hampton Bays until the four-lane divide highway ends and funnels into County Highway 39, a two & three lane road. Continue about 4 miles to the third traffic light (just beyond Burger King on your left) and turn right onto North Sea Road at the 7-Eleven store. Continue without turning to the fourth traffic light, which is the center of Southampton Village. Saks Fifth Ave will be on your left, and the CVS parking lot on your right. Cunningham is located four doors further ahead on your left at 88 Main Street in a 2 story white building with a white fence.  The building is shared with Corcoran Real Estate.
